Details:
Classified ads are free and have a limit of 20 lines of description. Ads
will be automatically discontinued after 90 days or upon notice by seller.
Resubmissions are encouraged. We have a limit of 5 photos total. Photos
may be submitted on line or on paper.
Photos are encouraged as photos sell homes better than words.
**Free classified advertising is posted "as-submitted"
- no changes are allowed throughout the 90 day term except for price. There is no
charge for resubmitted ads. There are no refunds on photo prices for any reason.
Conditions:
The classified and photo ads will automatically be included in the properties section
of this website, under the appropriate heading.
The owners name, address and property address will not be included with the ad. Properties
will be advertised by the website and interested parties will be encouraged to contact Dennis
Smith via the currently posted contact information.
By submitting an ad to be posted, the owner agrees to pay RE/MAX BY-THE-SEA a 3% commission when Dennis or Donna "Sunshine" Smith brings
a qualified buyer and the property
closes escrow with that buyer. It is further understood that
RE/MAX BY-THE-SEA will be representing the buyer exclusively and
will not be representing the seller,
only facilitating the transaction on the part of the seller.
Should the owner of the property find a buyer via their own advertising,
there is no extra charge or commission.
** (This commission agreement is only in affect
should Dennis or Donna "Sunshine" Smith bring a buyer that closes on your property.)
Submission of a classified ad is evidence that the owner of the property agrees with the
above and shall be bound to this contract by the submission of any ads.
This is not a listing contract!
Should the owner decide to list their property with a Realtor® other than
Dennis Smith, then all advertising of the subject property on this website
will immediately be
discontinued. (When signing an exclusive right to sell listing contract with a
Realtor®, it is illegal for another Realtor® to advertising the listing with out express
permission from the listing Realtor®)
Pending receipt of all information in a timely manner, property ads will be posted within
2 days or less.
